Project outline  

The expanding need for primary care centres has seen a recent growth in the commissioning of this type of facility in Ireland. MDY Construction Ltd. have a strong reputation for delivering residential, commercial and industrial units in the greater Dublin area and beyond. We were chosen based on our track record for delivering excellence on restricted, city centre piling jobs. 

The site was located in the Rialto area of Dublin 8, a largely two-storey, residential area off the South Circular Road. 

Key challenges  

Access off the main South Circular Road was not overly restrictive, but careful planning was still required for the delivery and commissioning of the two MBG24 piling rigs. Keeping plant and operative movements safe was a significant challenge in such a busy residential area. We remained in constant communication with the key stakeholders on site to manage and mitigate the risk. 

Working on a site that was prone to waterlogging in the harsh, winter conditions of November and December brought its own challenges. A highly motivated team of operatives and management were chosen for the project. They were issued with innovative winter specific protective equipment (such as helmet warmers), to ensure they could work both safely and efficiently. Well points were installed on the basis of our recommendations. This went a long way towards mitigating the saturated ground conditions on site. 

Project delivery and innovations  

Piling commenced with the construction of a secant pile wall on the eastern and western sides of the development. Initially, the northern end of the site was to be a secant pile wall. However, based on the loadings applied from the footpath and road, we put forward the idea of installing a king-post wall at this location. This idea was accepted by the client as it saved both time and money. 

Due to the nature of the site and its location, there was a high level of collaboration with all parties involved, from the client and subcontractor to our own operatives and personnel. Regular client liaison ensured good management during the works and efficient project delivery. Advance communication with both of our subcontractors, Kilsaran Concrete and Midland Steel, ensured deliveries to the site were timed to avoid any disruption to works. 

Efficiencies were achieved by streamlining the amount of materials ordered to complete the job. For example, only exact amounts of steel and concrete were delivered to site. We made design modifications to reduce costs and obtained competitive prices from material suppliers, adding value for both us and the client. 

The safety, health, environmental, sustainability and quality systems implemented were highly lauded by the client’s representatives, on completion of the works. We maintain a skilled database, allowing us to match the right personnel and key resources to the individual requirements of each specific project. This was well utilised at Rialto, where the professionalism of our staff was highly praised in the context of their timely completion of works, in such difficult conditions.
